Reservations & Policies


We don’t make use of an online reservation system in order to be able to discuss your booking personally. This way we can customize your booking in regards to dietary needs, activities, bedding etc. and take advantage of any organizations that you belong to that may offer a discount.  Please call us at 845-698-0370 to discuss your booking.

Please take a moment to review our policies below.

Two night minimum stay May 1st thru October 31st. However call and inquire, we are flexible on that policy based on our bookings. No minimum nights stay November 1st thru April 30th.

We require a deposit of 50% in order to guarantee your reservation with the balance due upon checkout. If payment is by check, we must receive the check within 7 days to hold your reservation.  We accept major credit cards, debit cards, cash, personal checks or traveler’s checks

Our cancellation policy is as follows:  14 days or more from the date of the stay your deposit is refunded minus $20 to cover handling and Merchant Fees. Cancellations within 14 days of your stay are not refunded unless we can re-book the room.

Check-in time is 3 pm.  If you plan to arrive later than that, please call. Check-out time is 11 am.

We do not allow pets. We are also not set up to accommodate children, so please call to discuss.

We don’t allow smoking in the rooms or anything lit such as candles or incense.
